Short answer: in Florida, sellers usually pay the documentary stamp tax on the deed ($0.70 per $100 of the sale price in Broward and most counties, $0.60 per $100 for single-family homes in Miami-Dade), the real estate commission, and their own settlement fees. Buyers usually pay the mortgage-related taxes, lender fees, and, by local custom in both Broward and Miami-Dade, the owner’s title insurance policy. How This Florida Closing Cost Calculator Works
Our closing cost calculator is free and easy to use. Switch between the Selling and Buying tabs above and enter a price to see an itemized estimate for Miami-Dade or Broward County. It’s a planning tool: your title company or closing attorney will give you exact figures before closing.
How to Use the Closing Cost Calculator
- Choose Selling or Buying at the top of the closing cost calculator.
- Enter the price of the home and, for buyers, your loan amount.
- Pick the county, Broward or Miami-Dade, so the right deed tax rate is applied.
- Review the itemized estimate, then use it to plan your budget or your net proceeds.
For the most accurate result, use your real contract price and loan amount rather than rough numbers. If you are selling, the closing cost calculator helps you estimate what you’ll walk away with; if you are buying, it shows the cash you’ll need at closing beyond your down payment.

Broward County Closing Costs (Fort Lauderdale, Plantation, Weston, Davie, Sunrise)
Broward uses the statewide deed rate of $0.70 per $100. On a $1,000,000 sale, the seller’s deed doc stamps are about $7,000. By local custom, the buyer usually pays for the owner’s title policy in Broward, although this is negotiable. Choose Broward in the closing cost calculator above to apply this rate.
- Seller costs typically include: deed doc stamps, commission, settlement or closing fee, payoff of any existing mortgage, HOA estoppel certificate (if applicable), and prorated property taxes.
- Buyer costs typically include: owner’s and lender’s title insurance, mortgage doc stamps and intangible tax (if financing), lender fees, appraisal and inspections, recording fees, and prepaid taxes and insurance.

Miami-Dade County Closing Costs (Miami, Coral Gables, Pinecrest)
Miami-Dade is the only Florida county with a different deed rate: $0.60 per $100 for a single-family home and $1.05 per $100 ($0.60 plus a $0.45 surtax) for condos and other property. On a $1,000,000 sale, that’s about $6,000 for a single-family home or $10,500 for a condo. As in Broward, the buyer customarily pays for the owner’s title policy. Choose Miami-Dade in the closing cost calculator to apply the right rate for your property type.

Example: Buying a $1,000,000 Home With an $800,000 Mortgage
- Mortgage doc stamps: $800,000 ÷ 100 × $0.35 = $2,800
- Intangible tax: $800,000 × 0.2% = $1,600
- Plus lender fees, title insurance, appraisal, inspections, recording and prepaid items, which vary by lender and title company.
Closing Costs for Luxury and Cash Purchases
On higher-priced homes, the deed tax and title insurance become large dollar amounts, so small differences in rate or who pays matter. A $2,000,000 sale in Broward carries about $14,000 in deed doc stamps, and about $12,000 for a Miami-Dade single-family home.
Cash buyers skip the mortgage doc stamps, intangible tax and lender fees entirely, which can save thousands at closing. Foreign sellers should also factor in FIRPTA withholding, which is separate from closing costs but affects the cash received at closing.

Other Costs the Closing Cost Calculator Can’t Know
A closing cost calculator is only as good as the inputs. A few items depend on your specific home and loan, so your final numbers may differ:
- Existing mortgage payoff and any liens on the property.
- HOA or condo fees, including estoppel certificates, transfer fees and capital contributions set by the association.
- Property tax prorations, which depend on your closing date and the current tax bill.
- Repairs or credits negotiated after inspections.
- Lender-specific fees such as points, underwriting and appraisal.
- Survey, inspections and insurance, including wind and flood coverage.

Tips to Lower Your Closing Costs
- Negotiate seller credits as part of your offer if you are buying.
- Compare lender Loan Estimates side by side before you commit.
- Ask about title and settlement fees, which can vary between title companies even though title insurance premiums are set by Florida regulation.
- Time your closing to manage prepaid interest and tax prorations.
- Sellers: price and prepare the home correctly to avoid repair credits and price reductions later.
