Short answer: Southwest Ranches and Plantation Acres both offer one-acre-plus estate living in west Broward, but they feel different. Southwest Ranches is its own small, deliberately rural town (about 13 square miles, no sidewalks or streetlights by design) where larger ranch and equestrian parcels are common and recent price per square foot has run higher. Plantation Acres is a rural-zoned district inside the City of Plantation, with one-acre estate lots, city services and a shorter drive to Sawgrass Mills, I-595 and Fort Lauderdale.
I live in Plantation Acres and work with acreage and estate buyers and sellers across both areas, so this guide sticks to what actually separates them: lot size and zoning, how each is governed, what the latest numbers say, and the questions to ask before you buy or list.

Lot size, zoning and the “rural” rules
Southwest Ranches was formed in 2000 largely to protect its rural lifestyle, and its zoning is almost entirely rural residential and agricultural. The town says most homes sit on minimum parcels of about 1 to 2.5 acres, and it intentionally avoids suburban features like sidewalks and streetlights. Its motto is “Preserving Our Rural Lifestyle,” and that shows up in daily life: livestock, nurseries and horse properties sit next to custom estate homes.
Plantation Acres is part of the City of Plantation, but its zoning keeps most of the area in one-acre estate lots. The Plantation Acres Improvement District (PAID) covers roughly 2,048 acres between Hiatus and Flamingo Roads and maintains the canals, pump stations and drainage that keep the area working. It also includes some smaller-lot developments, schools, parks and commercial areas along Sunrise and Broward Boulevards.
What that means in practice: if you want the most land, the quietest roads and the fewest neighbors, Southwest Ranches usually delivers more of it. If you want an acre with a big-lot feel but closer shopping, dining and highway access, Plantation Acres is often the better fit.
Horses and equestrian living
Both communities are genuinely horse-friendly. Southwest Ranches has Sunshine Ranches Equestrian Park plus trail-oriented parks such as Frontier Trails, and many properties are set up as working ranches. Plantation Acres has the city-run Plantation Equestrian Center in Volunteer Park, an 85-acre site with two stables (96 stalls), show and practice rings, and bridle paths, along with a regional saddle club and private horse farms.
Before buying for horses in either area, confirm what the specific parcel allows (number of animals, barn setbacks, fencing, manure handling) with the town or city. Rules vary by zoning district and sometimes by subdivision covenants.
What the latest market numbers say
| Metric (Redfin) | Southwest Ranches | Plantation Acres |
|---|---|---|
| Median sale price (3 months ending Aug 2026) | $1.6M (+3.5% YoY) | $1.6M (+33.3% YoY) |
| Median sale $/sq ft | $670 (+6.5% YoY) | $382 (+2.7% YoY) |
| Median days on market | 79 (vs. 82 last year) | 78.5 |
| Homes sold (August 2026) | 19 (vs. 14 last year) | 8 |
| Redfin Compete Score | Not very competitive | 26 – not very competitive |
A few cautions: both markets have small sample sizes, so a handful of large estate sales can swing the median sharply from month to month (that is a big part of Plantation Acres’ +33% jump). The gap in price per square foot is notable, and it reflects the mix of what sold as much as the areas themselves, since land-heavy ranch sales and new construction push $/sq ft up. For a property-specific view, a comparable-sales analysis beats any headline number. For more on the Plantation Acres side, see my Plantation Acres market update.
Commute, services and everyday convenience
- Plantation Acres sits between Hiatus and Flamingo Roads, with Sunrise and Broward Boulevards running through it, so Sawgrass Mills, I-75, the Sawgrass Expressway and I-595 are typically a short drive.
- Southwest Ranches is farther southwest, roughly 15 miles from Fort Lauderdale, with access via Griffin Road and I-75. Expect a bit more driving for daily errands.
- Utilities: on any acreage purchase in either area, ask whether the home is on public water and sewer or on well and septic, and budget for inspections accordingly.
- Flood and drainage: check the FEMA flood zone and elevation certificate for the specific lot; canal and drainage districts matter for insurance and resale.
Which one fits you?
Choose Southwest Ranches if you want more acreage, a working ranch or farm setup, very low density and a small-town government focused on staying rural.
Choose Plantation Acres if you want an estate lot with horse-friendly zoning but prefer being closer to shopping, dining, major highways and City of Plantation services.
If you are torn, tour both on the same weekday afternoon and drive your actual commute. The feel of the roads and the distance to daily errands usually decides it quickly.
Selling an acreage home in either area
Acreage and estate homes sell differently from suburban homes: buyers pay for land, usability (pasture, barn, pool, setbacks) and privacy, not just square footage. That is why automated estimates often miss on these properties. Start with a Plantation home value estimate or a full home valuation, and read my Plantation Acres acreage home selling guide for prep and pricing tips. Is Southwest Ranches or Plantation Acres more expensive?
Over the three months ending August 2026, Redfin reported a median sale price of about $1.6M in both areas. Southwest Ranches showed a higher median price per square foot ($670 vs. $382), but both markets have few sales each month, so individual estate sales can move these numbers a lot.
What is the minimum lot size in Southwest Ranches and Plantation Acres?
Southwest Ranches is almost entirely rural residential and agricultural zoning, with most homes on parcels of roughly 1 to 2.5 acres or more. Plantation Acres is mostly one-acre estate lots, with some smaller half- and third-acre developments. Always confirm the zoning of a specific parcel with the town or city.
Can I keep horses in Southwest Ranches and Plantation Acres?
Yes, both areas are known for equestrian living, with horse farms, trails and public equestrian facilities such as Sunshine Ranches Equestrian Park and the Plantation Equestrian Center. The number of animals and barn rules depend on the specific property, so verify before you buy.
